Your Warranty

For two years from the date of legal completion, Sky-House Co. will cover any physical damage or defect to your home, covering most of your fixtures, fittings and more. Your New Home Warranty Provider (NHBC, ICW or similar) will provide a 10-year guarantee, insuring against any physical damage to your home caused by a structural defect.

This guide provides information on what our warranty covers and what might effect your cover. Please refer to our guide on ‘Maintaining your warranty’ for more information on homeowner responsibilities.

Items covered by your warranty:

Central heating

  • Your boiler, cylinder and central heating is covered.
  • Not covered when:
    • not serviced every 12 months by a Gas Safe registered engineer; or
    • damaged, caused by a lack of care and maintenance.

Immersion heater

  • Your immersion heater is covered.
  • Not covered when:
    • problems are due to poor maintenance; or
    • not subject to an annual service (as part of the annual service on your cylinder).

Plumbing

  • Your plumbing and pipes are covered.
  • Not covered when:
    • issues are the result of poor maintenance
    • blockages are caused by inappropriate items in plug holes or toilets.

Drainage

  • Any part of the drainage system serving your home is covered.
  • Not covered when the drainage suffers blockages not caused by a defect in the system.

Electrical

  • Your fixed electrics such as wiring, sockets and switches are covered.
  • Not covered when defects aren’t reported within 72 hours of legal completion. Bulbs and fuses are not covered.

Seals

  • Seals such as mastic are covered.
  • Not covered when damage is caused by a lack of maintenance.

Smoke alarms

  • Smoke alarms are fully covered.
  • Not covered when there’s been a failure to carry out proper maintenance and servicing.

Air conditioning

  • The air conditioning is fully covered.
  • Not covered when there’s been a failure to carry out proper maintenance and servicing.

Kitchen units and appliances

  • Your oven, hob, hood and white goods are covered.
  • Not covered when defects are not reported within 72 of your legal completion.

Bathroom

  • Your toilet, sinks, taps, shower heads and shower screen are covered.
  • Not covered when:
    • they are not subject to proper maintenance; or
    • defects to the shower tray and cubicle aren’t reported within 72 hours of legal completion.

Wardrobes and other furniture

  • If provided by us, cosmetic damage to furniture is covered.
  • Not covered when:
    • any damage or defects to furniture are not reported within 72 hours of legal completion; or
    • anything that would be considered wear or tear or damage due to lack of care.

Decoration and tiling

  • If completed by Sky-House Co, this is covered.
  • Not covered when damage isn’t reported within 72 hours of legal completion.

Doors and windows

  • Internal door, external doors and windows are covered.
  • Not covered when you fail to report defects to glass or doors in your home within 72 hours of legal completion.

Driveways and pathways

  • The hard outside surfaces that are part of your home are covered.
  • Not covered when:
    • your driveway and other paved areas are damaged by lack of maintenance or by weather damage; or
    • Tarmac drives are scuffed by wheel turns on a stationary vehicle.

Insulation

  • Insulation installed by Sky-House Co is covered.
  • Not covered when: the insulation has been removed or tampered with.

Guttering

  • Leaking gutters are covered.
  • Not covered when:
    • gutters leak because of a lack of care and maintenance; or
    • it is a result of storm damage or seasonal changes.

Landscaping

  • Any landscaping installed by Sky-House Co is covered.
  • Not covered when:
    • damage is caused by lack of maintenance
    • damage is caused by the weather or seasonal changes
    • there are issues with standing water more than three metres from your home.

Outbuildings or walls

  • Any external structures built by Sky-House Co before you purchased your home are covered.
  • Not covered when:
    • damage is caused by lack of maintenance or the weather; or
    • water has made its way through structures with a single layer of brick or masonry and damaged any items inside.

Ironmongery

  • Doorknobs, handles etc, are covered.
  • Not covered when damage is caused by poor maintenance, wilful damage or wear and tear.

Outside taps

  • These are covered.
  • Not covered when:
    • damage is caused by poor maintenance; or
    • damage is caused by weather conditions or seasonal changes.

What’s not covered under your warranty?

  • Gates, fences, curtains, blinds and soft furnishings
  • Normal shrinkage or condensation
  • Cosmetic defects such as scratches, chips or marks that have not been reported within seven days of legal completion. Outside of this time frame, it may be difficult to prove how the damage was caused.
  • Damage due to wear and tear, poor maintenance or abuse. This includes blockages caused by inappropriate disposal of waste.
  • Damage caused by storms or other extreme weather.
  • Problems with workmanship, materials or appliances that you have brought or added to the property.
  • Any alterations to your property after you bought it.
