What are Sustainable Homes and Developments?

Sustainable housing is on the rise, with OVO Energy recording that over 66% of home buyers are prioritising energy-efficient homes and reduced carbon emissions. The main motivators fall in line with the rise of energy costs and the future of green living – particularly in urban environments.

As the push for sustainability continues to grow, so do legislation and developments in the way new homes are built. Sky-House Co. delves into what defines a sustainable home and what the outlook for developments looks like.

What is sustainable housing?

The purpose of sustainably built homes is to reduce environmental impact and provide energy efficiency for homeowners. Sustainable homes are no longer focused on tiny houses or remote conversions living off the land, we’re now witnessing family-sized properties being built each day that are equipped with the latest smart technology – altering the landscape of how we handle everyday life.

The general ethos behind sustainable home developments follows certain principles, as follows:

  • Generate less waste through reduced surplus materials and prolonged time affecting biodiverse landscapes
  • Repurpose and recycle where possible
  • Equip homes with energy-efficient integrations, greater lifespan and lower expenses
  • Invest in sustainable energy sources
  • Mitigate wasted development time by open communication channels and site management
  • Be conscious of the impact on local water sources

Introducing new sustainability measures

As of 2025, new build homes in the UK are expected to produce 75-80% less carbon emissions. This is set out by the Government’s legislation for a net zero 2050, resulting in new build developments now committing to using Modern Methods of Construction (MMC). To meet these standards, motions are put in place to revolutionise new build homes with new standards for ventilation, energy efficiency, insulation and construction.

For example, in 2025 gas boilers are being phased out in favour of environmentally friendly air source heat pumps. Alongside this, renewable energy sources will become the standard and airtight dwellings will bring forward the implementation of ventilation systems.

What is being implemented in sustainable homes?

Under Part F to L of the Future Home Standards Building Regulations, several key features are being implemented in current new build developments.

Energy efficiency

All homes should include triple glazing, a high grade of insulation and airtight dwellings to retain home temperatures. EV charging systems are also becoming standard to encourage the shift to electric vehicles.

Sustainable heating

The end of gas boilers brings forth air source heat pumps which draw in air from outside the house to heat and cool your home, much like a refrigerant system. Solar panels are also becoming commonplace in future homes.

Air quality

Ventilation systems are to be introduced, especially in airtight dwellings. They work by exchanging the heat between indoor and outdoor air, enhancing air quality and retaining heat through mechanical ventilation heat recovery (MHVR) systems.

The benefits of sustainable housing

Reduced carbon emissions

With the introduction of FHS standards, new homes will be able to drastically reduce generated greenhouse emissions.

Cleaner living

Ventilation and filtration systems will enhance the air quality within homes, helping to reduce respiratory issues and contribute to a better standard of living.

Reduced expenses

Smart technology integrations for heating and cooling the home can lead to overall reduced household expenses.

Greater ratings

Typically feature EPC ratings of C and above, significantly higher than the average rating of D or lower.

Increased value

The future is green – more and more new home buyers are looking for sustainable integrations, therefore driving up the value of your property.
