Plans submitted for New City Centre Neighbourhood Along Porter Brook
We are pleased to announce that we have submitted a planning application to Sheffield City Council for our next urban neighbourhood development in Sheffield city centre, located along the Porter Brook.

Our proposals will deliver 31 new two, three, four and five-bedroom houses, alongside a distinctive mixed-use pavilion building featuring a café-bar and a two-bedroom apartment. The development will transform a former surface car park on Sylvester Street in the Cultural Industries Quarter into a new destination, which we are calling the “Porter Quarter”.
We have worked in partnership with Don Catchment Rivers Trust and Sheffield Wildlife Trust to support ecological and environmental improvements to the Porter Brook. These enhancements form part of Sheffield’s wider ambition to restore and revitalise the city’s waterways.
Our scheme is designed to connect with Matilda Street Pocket Park, extending the pedestrian route along the river and creating a vibrant corridor of cafés, bars and cultural destinations through the city centre.
This will be our third brownfield city centre neighbourhood, with Devonshire Quarter and Copper Street – also known as Little Chicago – heading towards completion in late 2026. We are building on the success of these projects to deliver more city centre schemes centred on houses rather than apartments, helping to rebalance and diversify city centre living in Sheffield.
For the first time in a generation, we are seeing united leadership and a clear plan across the region, supported by strong partnerships between South Yorkshire Mayoral Combined Authority, Sheffield City Council and Homes England. This gives us the confidence and foundation to plan and deliver more ambitious, city-centre neighbourhoods.
The new development, named Porter Island Works, takes inspiration from the historic industrial works that once occupied the site. Subject to planning approval, we expect construction to begin in late 2026.
Porter Island Works will continue our commitment to naturally sustainable, durable and high-quality homes. All properties will be zero-gas and fully electric, and will feature our signature roof gardens and expansive glazing, supporting low-carbon living and high environmental performance.
