Plans submitted for One of the Region’s Most Ambitious Eco-developments in Loxley Valley
We thrilled to have submitted a full planning application to Sheffield City Council for Sylvalox, our proposed mixed-use eco-development in Sheffield’s Loxley Valley.

Sylvalox represents a £43m investment and will deliver a carefully considered residential, commercial and leisure community set within 70 acres of woodland, alongside 40 acres of brownfield land. The site, formerly occupied by Hepworth Refractories, has been vacant for almost 40 years and sits within Sheffield’s Green Belt.
Our plans will create 73 homes ranging from one to five bedrooms. Buyers will have the opportunity to personalise their homes with optional additions such as natural swimming pools, sauna pods and ancillary accommodation, allowing each property to respond to its woodland setting.
At the heart of Sylvalox, we are proposing a village centre featuring a café/bar/restaurant, a padel court, and a convenience shop focused on essential goods and local produce. The development will include more than one kilometre of footpaths, designed to encourage walking, exploration and a deeper connection with nature along the riverside and woodland landscape.

As both developer and architect, we have designed Sylvalox to respond sensitively to the Valley’s unique character and history. The area has long played an important role in Sheffield’s industrial heritage, while also serving as an important habitat for flora, fauna and wildlife.
A key ambition for us is to support the rewilding of the Valley. By carefully restoring and enhancing the natural environment, we aim not only to bring new residents to the area but to significantly improve biodiversity across the site.
Before submitting our application, we consulted with council officers, the local community, Bradfield Parish Council and the Friends of Loxley Valley to help shape the proposals.
Sylvalox is, for us, a once-in-a-lifetime opportunity to create one of the most exciting and environmentally ambitious developments in the region. We are seeking to create a destination where people want to live — somewhere they can enjoy the benefits of living among nature without sacrificing access to urban amenities.
Subject to planning approval, construction will be delivered in carefully managed phases.
